Boiler flue gases contain latent (hidden) heat. A condensing boiler extracts and uses the latent heat. This process supports the achievement of a high boiler operating efficiency - typically ninety percent. 

The term 'condensing boiler' is used because condensate is produced as a result of the extraction of the latent heat from the flue gases. The condensate is removed from the boiler via a condensate drainage pipe.
